In the midst of the breathtaking landscape of Jenesien, high above the Bolzano basin, sits an impressive residential building that not only impresses with its location, but also with its unique design and consistent sustainability. This detached house is a prime example of the versatile expertise of Pfeifer Partners and the high-quality, turnkey implementation by Südtirolhaus.
Location, view and presence - a home with character
The house is situated in a challenging corner location on very steep terrain and was built on the foundations of an old farm building. It has a villa-like presence and captures the panoramic views to the west, south and east. The residence is a certified "Klimahaus A Nature".
Architecture of contrasts - refined and in love with detail
The design by Pfeifer Partners GmbH with Arch. Norbert Dalsass combines apparent opposites: The white-painted veranda is reminiscent of an American country house, while the roof shape and building structure are deeply rooted in local architecture. The asymmetrically lowered roof wing forms a canopy for the veranda. Two large dormers and a mighty cross gable characterize the upper floor.
Functionality meets view - clear room concept
The division into two wings with a connecting middle section allows for individual views depending on the room. Particularly noteworthy: the living room with floor-to-ceiling corner glazing and the fully glazed transverse gable on the upper floor.
- First floor: living room to the east, kitchen with dining area and dining room to the west
- Upper floor: parents' area (east side), children's area (west side), clay ceiling heating/cooling on dry fill
Sustainable timber construction and innovative technology
With the exception of the plinth and cellar, the building was constructed entirely in glue-free timber - using wood from the client's own forest. Spruce and larch were processed regionally and left partially in visible quality. The façade made of impregnated fir wood stands out in light gray from the white painted components.
A photovoltaic system on the roof supplies the heat pump for hot water and heating. The energy consumption is only 10-30 kWh/m²a, certified as Climate House A Nature.
Turnkey realization by Südtirolhaus
As general contractor, Südtirolhaus (SH GmbH) was responsible for the complete realization - from rock excavation to shell construction to final execution. Südtirolhaus has been realizing individual wooden buildings in South Tyrol, southern Germany and central Italy for over 40 years.
